1670 Broadway

Located at the base of one of Denver’s most iconic towers, this project entailed the demolishing of the existing 3 story podium to make way for the construction of a new four story structure that serves as the tower’s main entry. The podium remodel project included a new three-story lobby entrance as well as additional amenity space for the tower such as an enlarged food hall, a fitness room, and new indoor and outdoor conferencing spaces. The blade-like roof overhang was inspired by the angles of the original tower as viewed coming down 17th Avenue from Union Station. This re-imagined approach to the building repositions it as a more integral part of the downtown, completing the block with pedestrian-friendly ground-level activity.

How the new building would interface with the old required careful coordination to allow for building operations to continue during construction. Because floor-to-floors were different in the new podium, tying in mechanical and plumbing systems underwent many rounds of evolution to ensure a high level of efficiency. Studies into the curtain wall system and its energy performance were also of top priority. A fritted glass panel helps control glare while preserving the simple and refined exterior design. Inset balconies and rooftops allow for occupation across multiple seasons, and further activate the street below.
