16TH AND PLATTE REDEVELOPMENT
The UNICO Building at 16th & Platte Street in Denver Colorado is a core/shell office building. The Building design is a modern expression of brick, glass and metal panel, using the neighborhoods low-rise brick mercantile and office building stock as inspiration.
The first floor has full bay glazed storefronts deeply inset from the building’s brick veneer face and columns. The second and third floors are a modern thoughtful use of brick veneer with a playful rhythm of floor to ceiling punched glazed openings. A variation in mullion depths provides a secondary level shadow and pattern to the geometric rhythm of the facades. The building material, proportions and site design create a place of dynamic urban connection with visible roots to Denver’s early western expansionist economy and natural beauty.
The 25,000sf first floor consists of building amenities, retail / restaurant and parking. The core-shell program has 83,000sf of office space located on the second, third and fourth levels. Below grade there is 2-½ levels of structured parking generating a total of 185 spaces and an approximate building gross square footage of 171,000. The project is planned to achieve LEED-V3, Silver Certification.
