260 N Josephine is a mixed-use zero-lot-line project, sandwiched between the Moxy Hotel and the Halcyon Hotel on one of the busiest corners in Cherry Creek. It features five floors (53,785 square feet) of Class AA office space, retail at ground level (10,780 square feet), and three levels of subgrade parking. Safe and successful completion required careful logistics planning and rerouting/managing vehicular and pedestrian traffic.

The staggered volumes that make up the facade step back from 3rd Ave, giving each level leasable outdoor space. With each floorplate being varied to accommodate required setbacks, a mix of leasing options ranging from corporate headquarters to private family offices are available. Contrasting materials and patterns on the exterior reflect the movement inherent to the heavily trafficked Josephine street. Each volume also helps break down the large expanses of glass typical in core & shell developments.
