240 St Paul

Located on one of Cherry Creek North’s most desirable streets, this 6-story commercial project replaced an existing four story office building and adjacent parking garage. 240 St Paul consists of two stories of underground parking, one level of retail on the first floor and 5-stories of office space above. The massing of the building emphasizes the 3 story base with the use of masonry and a shift in patterning to create visual movement and break down the building’s scale.


As a core & shell project, multiple features for future flexibility were included. Reinforced slabs at the base levels allow for tenant install of connecting stairs and have the loading capabilities to support fitness facilities. Embeds and a panelized façade create opportunity for future operability. Terraces at multiple levels supply leasable outdoor space.  Automatic car stackers were a unique aspect of the garage and allowed the project to avoid going a floor deeper. Ground striping and concrete sealing had to be completed prior to the installation of the car stackers, requiring detailed planning among the different subcontractors on site.
